It is an acceptable fact by most homebuyers that when they buy into a new development, they will be waiting a while to move in as the homes are likely to be sold off-plan.
A distinct advantage of Bali Village, a new cluster of brand new homes in a 24 hour security complex that IHPC estate agent, Almarie Joubert, is marketing in Wapadrand, Pretoria East, is that they are all complete and ready for their new owners to move in.
The nine full title homes are all individually designed and oriented to suit the plot that they are built on, which too is unusual, she said.
Each home has three bedrooms, three to four bathrooms, a study or possible fourth bedroom, two open plan living areas and an enclosed entertainment area with a built in braai. The kitchens are modern, with granite countertops, gas stoves and separate sculleries. There is staff accommodation with full bathrooms in each. In addition, the homes have fully tiled double garages with motorised doors. Floors in all the homes are tiled in high traffic areas and have wooden floors in the bedrooms.
The fully walled gardens, while compact, have their own swimming pools and are partially landscaped with full irrigation.
The house sizes vary from 266,9m2 to 284,5m2 and the erf sizes from 504m2 to 600m2. Prices are listed from R2 665 000 to R2 871 000, which includes transfer costs.
This development is very well situated as it is close to good primary and high schools, close to Faerie Glen Hospital, Wilgers and Pretoria East Hospital, Grove Mall and all major highways, said Joubert. It is also a few minutes’ drive from the Faerie Glen Nature Reserve and the Menlyn Park Shopping Mall, and is conveniently placed for prospective travellers to or from Mpumalanga as the N4 highway lies just to the north.
Property values in this area are still on the affordable side, said Joubert, but the value for money at Bali Village is not likely to be matched anywhere else.
Being able to buy a new home that is already built is a huge bonus, no having to rent while waiting for a home to be completed (a huge saving), and no risk that the developer might change things while construction is taking place, she said.
